Roof Composition

For the convenience of the GCA residents, the GCA Board of Directors has adopted the following General Purpose Approval for Roofs.  
 

The objective of this General Purpose Approval is to streamline the process required to approve certain roof compositions within the GCA area of jurisdiction.
 

The GCA Board has determined that the exclusive use of a shake shingle roof is no longer economically wise, is not conducive to sound fire protection standards, and is considered by many to be an unattractive roof composition requiring continuous maintenance and upkeep. New roof materials now on the market clearly provide a similar roof appearance while offering a more tailored look with excellent fire and wind resistant qualities, and a longer life with transferable warrantees.
 

The Covenants state in section 120e the following: "All roof areas shall be of wood shakes, wood shingles, tile, slate, copper, or such other material as may be approved bv Declarant. Asphalt roofing materials are not permitted." The declarant is the Gleneagle Civic Association Board of Directors.
 

As of the date of adoption of this General Purpose Approval, blanket approval for the following additional roofing materials is authorized for original construction or replacement purposes. In addition to the materials allowed by the covenants, GCA homeowners are now authorized to employ the use of any Fiberglass Composite, Architectural Grade, High Definition, 40 Year Warranty, shingle in the colors of either gray or brown earth tones provided the following process is followed.
 

The process for employing this General Purpose Approval is as follows. The individual homeowner must submit in writing to the GCA Chairman of the Architectural Control Committee (CACC), a request to employ this General Purpose Approval. The request will be accompanied with a $20.00 processing fee to be made payable to the Gleneagle Civic Association. In the case of new home construction, the processing fee is waived in lieu of the standard construction plans reviewing fee. The letter must indicate the owners name, address, phone number, the shingle brand name, style, and color to be used. The GCA CACC will insure that the shingle requested conforms to the standards provided in paragraph 5 of this General Purpose Approval. Upon confirmation, the GCA CACC will issue a letter of approval to the homeowner. The Architectural Control Chairman will also inform the Board of Directors of the action taken. The Secretary of the Board will enter the action into the monthly Board Minutes to make it available for all residents to review. In addition, the Architectural Control Chairman will publish a short synopsis of all General Purpose Variances granted in the GCA Eagles View Newspaper.
 

Adoption of this General Purpose Approval no longer requires letters of approval from immediate neighbors or a vote by the GCA Board of Directors. All that is required is a submission by the homeowner, a review by the GCA CACC, and a written response to the homeowner.
